Dubai seit der zur\u00fcckliegenden Jahreswende enorm erh\u00f6ht, was nun erstmals seit Beginn der Korrektur im Sommer 2014 fl\u00e4chendeckend zu steigenden Preisen f\u00fchrt.<\/p>\n<p>So wurde bei Immobilientransaktionen im Hotspot &#8222;Dubai Marina&#8221; beispielsweise zwischen November und Dezember 2020 eine Erh\u00f6hung der erzielten Quadratmeterpreise um 7,6% verzeichnet (1-Bedroom Apartments), bei 2-Bedroom Apartments belief sich dieser Wert auf 15,6%.<\/p>\n<p>Als vermehrte Nachfragetreiber sehen wir einerseits die nun erfolgte Einigung mit dem Emirat Qatar, die sich \u00fcberaus positiv auf die Stabilit\u00e4t der gesamten Region, vor allem aber auch auf die Nachfrage nach Immobilien in Dubai auswirken wird.<\/p>\n<p>Andererseits tr\u00fcbt sich das politische und \u00f6konomische Klima in Europa mehr und mehr ein, so dass sich gut situierte Europ\u00e4er vermehrt veranlasst sehen, Verm\u00f6gen au\u00dferhalb des EU-Raums zu investieren.<\/p>\n<p>Im Falle Dubais und der noch g\u00fcnstigen Preise bietet sich der Kauf einer Immobilie an, insbesondere sofern die Investition mit einem &#8222;Plan B&#8221; hinsichtlich einer m\u00f6glichen k\u00fcnftigen ilo\u015b\u0107 sprzeda\u017cy do klient\u00f3w ko\u0144cowych i inwestor\u00f3w.<\/p>\n<p>Z drugiej strony, deweloperzy, tacy jak Emaar, czasami pobieraj\u0105 kontyngenty z dost\u0119pnej poda\u017cy z zamiarem sprzedania ich za kilka miesi\u0119cy lub lat po znacznie wy\u017cszych cenach.  <\/p>\n<p>Jest to niew\u0105tpliwie dobry znak, poniewa\u017c \u015bwiadczy o tym, \u017ce dostawcy przewiduj\u0105 dalszy wzrost cen, ale jednocze\u015bnie taki rozw\u00f3j sytuacji ogranicza wyb\u00f3r i zakup odpowiednich nieruchomo\u015bci przez klienta.  <\/p>\n<p>Jak na razie ceny mieszka\u0144 sprzedawanych &#8222;off-plan&#8221; nie zosta\u0142y hurtowo podniesione, ale szeroko dost\u0119pne jeszcze kilka tygodni temu zach\u0119ty zakupowe, takie jak atrakcyjne &#8222;plany p\u0142atno\u015bci po oddaniu&#8221; czy przej\u0119cie op\u0142at rejestracyjnych, w wi\u0119kszo\u015bci nale\u017c\u0105 ju\u017c do przesz\u0142o\u015bci.<\/p>\n<p>W tym kontek\u015bcie nie nale\u017cy niepotrzebnie odk\u0142ada\u0107 na p\u00f3\u017aniej planowanego zakupu nieruchomo\u015bci w Dubaju, poniewa\u017c nasze do\u015bwiadczenia z ostatniego cyklu pokazuj\u0105, \u017ce
