Alors qu&rsquo;\u00e0 Duba\u00ef, le prix moyen du m\u00e8tre carr\u00e9 dans le segment du luxe est d&rsquo;\u00e0 peine 11.000 USD, il est de 25.000 USD \u00e0 Paris, de 45.500 USD \u00e0 Hong Kong et de 62.500 USD\/m\u00b2 \u00e0 Monaco.  <\/p>\n<p>Parall\u00e8lement, les E.A.U. sont devenus la premi\u00e8re destination mondiale pour l&rsquo;\u00e9migration des personnes fortun\u00e9es (\u00ab\u00a0HNWI\u00a0\u00bb) : rien qu&rsquo;en 2024, les E.A.U. devraient enregistrer un flux migratoire net de 6 700 HNWI, contre seulement 3 800 aux \u00c9tats-Unis, qui arrivent en deuxi\u00e8me locataires. <\/p>\n<p>C&rsquo;est ce qu&rsquo;\u00e9crit le cabinet d&rsquo;analystes CBRE dans son dernier rapport : <strong><br \/><\/strong><em>\u00ab\u00a0Crise est un mot que je n&rsquo;utilise pas \u00e0 la l\u00e9g\u00e8re, mais nous constatons actuellement un manque important d&rsquo;offre de bureaux de qualit\u00e9 de cat\u00e9gorie A sur le march\u00e9 de Duba\u00ef, sans aucun signe de exclusivit\u00e9, plusieurs unit\u00e9s commerciales contigu\u00ebs (\u00e9tage) tr\u00e8s bien situ\u00e9es sur Sheikh-Zayed Road.<\/p>\n<p>Le locataire de l&rsquo;espace est un centre d&rsquo;affaires qui op\u00e8re avec succ\u00e8s depuis plusieurs ann\u00e9es et est \u00e9galement l&rsquo;une de nos entreprises partenaires qui a r\u00e9cemment lou\u00e9 l&rsquo;espace de bureaux \u00e0 vendre au propri\u00e9taire actuel afin d&rsquo;\u00e9tendre ses activit\u00e9s.<\/p>\n<p>Tandis que l&rsquo;investisseur\/acheteur ach\u00e8te un rendement locatif d&rsquo;un peu plus de 7% en achetant ces bureaux, il est \u00e9galement possible pour un acheteur de devenir un partenaire silencieux pour le centre d&rsquo;affaires mentionn\u00e9.<\/p>\n<p>L&rsquo;avantage est qu&rsquo;une fois les co\u00fbts d&rsquo;exploitation couverts, l&rsquo;investisseur re\u00e7oit la majeure partie des revenus (fractionnement 70\/30) et &#8211; sur la base d&rsquo;hypoth\u00e8ses conservatrices
